What Water Leakage Around the Boiler Means

Running a boiler can require more maintenance and diligence than some other home heating options. Older boilers develop problems which can sometimes be quite complicated, and depending up the different types of boiler, a water leak which would cause concern in one type of hot water system can be very little to worry about in another. If you find a lot of water around the base of your boiler when you examine it, there may be a number of causes, some serious, some very easy to fix.

Boiler Pressure Issues

All boilers are fitted with a special pressure outlet pipe. This looks like a small pipe connection point in the side of your boiler, but with no fittings, and this outlet will occasionally drip water. People sometimes worry that this excess piece of pipe has developed a leak, and actually cap it off, but this is completely the wrong thing to do. The purpose of this device is to allow pressure inside the boiler to escape. Without this outlet pipe, your boiler could explode or collapse. If you find water directly below the boiler on a daily basis, this may suggest that you need to reduce the pressure inside the tank. Check the pressure gauge on the side of the tank to make sure that this is the problem.

Damage to the Boiler Seals

Another cause of water leaks around the boiler can be damage to the boiler seals. This can allow water to escape, and the boiler pump may also be pushing water out through the seals. If this is the case, then it is a good idea to replace both seals and pump in order to correct the problem. Examine the sides and bottom of the tank to see if water is actually leaking from the seal.

Cracks in the Body

As your boiler ages, the metal may develop stress fatigues and damage. Repeated warming and cooling will expand and contract the metal pieces, much like they do on an airplane, and this will eventually lead to a failure such as a crack or split. A crack in one of these sections is a serious problem, and the repair can be expensive. If your boiler is old, consider replacing it with a completely new one, rather than repairing a section of a boiler that might need to be scrapped in a year or two.

Loose Joints

A problem which is easier to fix is a loose connection. This can often cause a leak around the boiler during hot and cold contraction and expansion, so you should check all the fittings of the boiler and all the pipes and tubes which go into and out of the boiler. While you are checking this, look at the blowdown valve, and ensure that this is not loose or damaged. This can cause quite a pool of water to build up.
If you still cannot find a cause for your water leak, then you should call your boiler supplier. Arrange for one of their engineers to come and examine your hot water system.

SIGNS THAT YOUR WATER HEATER MAY NEED REPLACEMENT

If you haven't already heard, prices on Water Heaters are increasing effective April 16, 2015.  This is due to the National Appliance Energy Conservation Act (NAECA), which requires higher Energy Factor (more energy efficient) ratings on virtually all gas, electric, oil, and tankless gas water heaters.

With increased prices for water heaters, installation and reoccurring maintenance, please use the information below to determine and consider if now may be the right time to replace your existing water heater.

Top Signs that You Need A NEW Water Heater:

  • A leak from the tank vessel: These leaks usually show themsevles from the bottom of the tank.  They can sometimes start as a slow drip; however, they can also become so bad that the bottom of the tank rusts away, dropping out, with the potential of flooding your home.  While a leak from the tank vessel will always indicate a need for replacement, there are other variables which can cause leaking, such as valves, CPVC, and copper lines.  These items are typically repairable.
  • Water isn't as hot as it used to be
  • Limited time of how long the hot water lasts
  • Pilot light is not working or it keeps shutting off
  • You smell Gas near the water heater:  Call a Plumber right away and immediately shut off the gas supply to the tank.
  • Sediment or rust in the water
  • Bad smell from the unit
  • Pipes banding and loud sounds from water heater

Up to 35% Price Increase For New Water Heaters – Effective April 16, 2015




New water heater regulations are coming,effective April 16, 2015. Here are the highlights that Homeowners need to BE AWARE of.
  • WHAT ARE THE NEW REGULATIONS: Effective April 16, 2015 the National Appliance Energy Conservation Act (NAECA) will require higher Energy Factor (EF) ratings on virtually all gas, electric, oil and tankless gas water heaters. Quite simply, the EF is the ratio of useful energy output from the water heater to the total amount of energy used to operate the water heater. The higher the EF rating, the more energy efficient the water heater will be.
  • WILL THERE BE PRICE INCREASES? Yes, prices for both the water heater and installation will increase. While no price sheets yet have been reported, the rumor from key suppliers of name brands water heaters for all contractors are saying to expect a price increase of up to a 35%.
  • HOW WILL CHANGES AFFECT HOMEOWNERS? According to Bradford White (America's Leading Brand), the homeowner may have to deal with the following top three concerns:
    1. First off, increased product and installation costs.
    2. Secondly, in some cases, the water heater will have to be re-located to operate properly, or mitigate noise.
    3. Thirdly, while the operating costs of the new water heaters will be less because of their increased efficiency, it is likely that themaintenance costs will increase because of a more complex design, and the integration of electronics, blowers, fans, condensers, etc.

The enhanced engineering and additional parts have changed production. We are happy to announce that the major brands such as Bradford White, AOSmith and Rheem have been compliant and will have theses new FE-compliant tanks available for consumers in April.
  • WHAT IS DIFFERENT WITH THE NEW FE-COMPLIANT WATER HEATERS? According to Bradford White's website, the size and weight of the products will change and these changes will affect costs, transportation, storage and installation. They further state that the new technologies introduced will require product and installation training. The significance of these changes come with more sophisticated engineering, which they assess will increase contractor installations, as they do not feel that the normal do-it-yourself consumer will be able to install water heaters anymore. They also predict that some installations will now require two people as water heaters get larger and heavier and become to awkward, along with a box van or open truck to carry the water heater for models above 55-gallons.
